Duluth Armory - Multi Film Project

2025-2026

The rehabilitation and adaptive reuse of the Duluth Armory redefines a historic landmark as a contemporary civic destination. Built in 1915, the Armory has served military, cultural, and community functions throughout its lifetime, including hosting nationally recognized performances. Despite its historic importance, the structure has faced years of vacancy and deterioration. This project repositions the Armory as a revitalized, revenue-generating asset while preserving its architectural integrity.

Our approach centers on preservation-first design. Character-defining features—such as the monumental brick exterior, expansive drill hall, exposed structural systems, and industrial windows—are restored to maintain authenticity. Modern upgrades are seamlessly integrated, including life-safety systems, ADA accessibility improvements, acoustic enhancements, energy-efficient mechanical systems, and flexible infrastructure to support diverse programming.

The reimagined interior introduces adaptable zones capable of accommodating concerts, festivals, exhibitions, community programming, markets, and private events. Flexible staging, modular seating, and multi-functional support spaces ensure operational versatility without compromising the building’s historic character.

Beyond architecture, the project strengthens Duluth’s downtown revitalization efforts. By transforming a dormant structure into a vibrant cultural hub, the Armory becomes an anchor for economic development, tourism, and community engagement.

This project demonstrates how strategic adaptive reuse can preserve heritage while unlocking new opportunity—honoring the past while building a resilient future for Duluth.
